As a member of the Uplands Homeowners Association (UHA), you are responsible for the timely payment of monthly dues. These fees help maintain the community’s amenities, common areas, and facilities, ensuring the high quality of life we all enjoy. Below is an overview of the payment options, deadlines, and collection procedures for UHA fees.
Payment of Fees
Monthly dues are $110.00 + GST and are due on the 1st of every month. Homeowners can choose from the following payment methods:
Monthly automatic withdrawal: The easiest and most popular option, ensuring payments are made on time.
Post-dated cheques: Submit 12 post-dated cheques, from December 1 to November 1, covering the full year.
Full annual payment: Pay the total dues for the year on December 1.
E-transfer: Set up a monthly e-transfer on the 1st of every month to [email protected]
Payment Submission
Payments can be made directly through the on-site manager at the Uplands Recreation Centre or mailed to the following address: 20 Hawkside Road N.W., Calgary, Alberta T3G 3K9
Collection Procedures
It is important to arrange payment using one of the approved methods to avoid any additional charges or loss of privileges. Members who fail to do so may be subject to the following actions:
Late Fees & Administrative Charges: If dues are not paid by the 1st of the month, an additional monthly administrative fee of $25.00 will be charged. Facility access privileges may also be revoked until dues are settled.
Delinquent Accounts: A homeowner is considered delinquent if dues are not paid in advance by the 1st of the month. The following collection procedures will then be initiated:
1 Month Delinquent: The homeowner will be contacted by telephone by the Recreation Centre manager as a reminder.
2 Months Delinquent: A formal reminder letter will be sent, requesting payment.
3 Months Delinquent: A second letter will be sent, assessing interest charges at prime + 2%. The letter will inform the homeowner that the account will be referred to a collection agency if dues, plus interest, are not paid within 14 days. At this point, any additional costs associated with collection will be charged to the homeowner.
4 Months Delinquent: The account will be turned over to a collection agency. If the agency is unsuccessful in recovering the dues, they may report the delinquency to the Better Business Bureau, affecting the homeowner’s credit rating. The agency may also pursue legal action, which could lead to wage garnishment or a bank account freeze. Additionally, the UHA may register a caveat on the property without further notice to the homeowner.
It is in everyone's best interest to keep accounts up to date to avoid any unnecessary charges or complications. Automatic withdrawal is strongly recommended to prevent any payment issues. For any questions regarding HOA fees or to discuss payment arrangements, please contact the Uplands Recreation Centre manager.
