The Uplands Homeowners Association (UHA) plays a vital role in fostering community spirit and managing shared amenities, ensuring a safe, vibrant, and welcoming environment for all residents.

Thanks to grants from the Community Facility Enhancement Program (CFEP), the Uplands has been able to enhance and upgrade its community spaces since 2010, ensuring that our facilities continue to meet the needs of our residents.
Uplands in Hawkwood Homeowner Services Provided
Overview of Services Provided Residents of The Uplands benefit from a variety of exclusive amenities, including access to the community recreational facilities like a swimming pool, fitness area, and courts for basketball, tennis, pickleball and squash. These shared spaces not only encourage an active lifestyle but also offer opportunities for neighbours to connect and socialize. The Uplands Homeowners’ Association was established to ensure the continued beautification and esthetics of the community. Through active support of the community and guided by the Articles of the Association, the UHA provides residents with the following services:
1. Manage and maintain the shared assets of the community on behalf of the community
Maintenance of the facility and grounds
Establish qualified contractors for day to day maintenance or troubleshooting
Ensure facility is safely operated and equipment maintained
Daily testing and reporting of pool operations per city regulations
Facility cleaning
Provide landscaping and maintain community flowers and trees
Provide snow clearing on community walkways
Conduct periodic facility capital reserve study
2. Provide security oversight of the community and UHA assets
Provide community access video monitoring
Support community crime watch group
Liaise with police services for criminal activities
Montor and respond to facility and equipment alarms and alerts
3. Establish and manage the communities’ fitness facilities

4. Provide and manage member’s trailer storage area (RV Lot)

5. Establish and operate multiple daytime, evening and weekend fitness and wellness programs

6. Establish and provide community engagement and social events

7. Manage, enforce and evolve the Architectural Controls for the community
Establish exterior design standards for our community
Provide controls on any exterior development or changes of residences
Research and evolve the architectural controls

Approve desired modifications
8. Provide and manage rentals of the facility meeting room
Market use of facility both internally and externally
Establish rental fees
Manage the booking software and rental collections
Provide supervision coverage during rented times with safety, damage and lock up services
9. Recruit and support human resources for operations of the UHA
Hire and support Facility Manager
Hire support staff (provides opportunity for part-time work for UHA family members)
Manage payroll
Manage recruitment
Manage performance review and feedback
10. Manage the financial operations of the Homeowners Association
Provide onboarding for new homeowners
Establish and manage monthly fee collections
Manage accounts payable and receivable
Manage UHA banking
Conduct monthly accounting
Establish and manage Capital reserve fund
Provide oversight and monthly review of financial operations
Seek funding where applicable from government agencies
Establish and evolve financial controls
i. Prepare and approve annual budgets ii. Monitor and control Operations and Maintenance (O&M) and the Capital expenditures iii. Engage external auditors and provide an annual audit
11. Manage the business operations of the Homeowners Association
Prepare and conduct the AGM and the Fall Resident Meeting
Provide all required regulatory reporting
Annual election of Officers and Directors of the association
Ensure compliance with the Articles of Association
